Of course I do.
The California lifestyle is synonymous with Huntington Beach. Dean Torrence, from the 1960’s pop group Jan and Dean, who co-authored the famous number one hit “Surf City,” said that Huntington Beach embodies the song’s spirit of freedom and California fun.

Did you know that there are 14,000 Hoa's in California. that's a lot of associations to deal with as realtors and tenants. Some people call them common interest developments or stock cooperative, or community apartment complexes.
Clients seem to either love or hate them for many reasons.
Some people hate being told what they can do or change about their property. I personally like the ability to on impulse make changes to my landscaping which you can do at the spur of the moment if there is no HOA to contend with. However, I can not stand that there is always that one owner on the street who brings the whole neighborhood down in value because he/she will not do any upkeep.
Mellow Roos is a another subject in itself where The Community Facilities Act (more commonly known as Mello-Roos) was a law enacted by the California State Legislature in 1982.
The name Mello-Roos comes from its co-authors, Senator Henry J. Mello (D-Watsonville) and Assemblyman Mike Roos (D-Los Angeles). The Act enabled "Community Facilities Districts" (CFDs) to be established by local government agencies as a means of obtaining community funding
Everything must be voted on by the board of directors which are usually picky tenants with their own agenda's.
To have a common-interest development, you must have three things:
(1) a recorded declaration, usually in the form of covenants, conditions, and restrictions (CC&Rs)
(2) mandatory membership
(3) separate ownership interest. In California, there are 47,000 common-interest developments encompassing 4.5 million units.
CC&Rs is a proper name for regulation which falls into one of four categories:
1. community apartment,
2. stock cooperative,
3. condominium,
4. Planned development.
Typically, common-interest developments have five types of governing documents:
(1) the articles of incorporation
(2) the condominium plan or subdivision map
As a realtor I am constantly viewing homes.
One of the biggest complaints is all the different types and changes over the years with lockboxes. Technology has definitely affected the lock box in many ways.
Smaller agents that only do a few transactions a year hate spending the money for the lock box service and have finally found a way around.
In fact, the local association is now selling keypad lock boxes. They area basic and do not have the tracking that supra boxes have, but still allow a realtor to show the property. Usually they say in the private notes.. Call for lock box code..
I personally use an I-phone 6+ which opens some boxes with a daily update code, but not all. I also have to use a special remote Key-Fob that communicates with some older style boxes.
SUPRA has the i-Box BT LE.. this is the newest version with CRMLS, Riverside, Los Angeles and some san Bernardino. active with active keys and smart phones.
SUPRA has the i-BOX BT.. which is used throughout Ventura and los Angeles, These are all slowly being replaced.
SUPRA has the iBOX with e-fob adapters. About 20% of orange county users still have this box.
the only way to really tell is the little stamp on the front.
